These Sedona demographics are derived from three documents: City of Sedona Status Report-City of Sedona Land Use and Population, July 1, 2011, US Census Bureau 2010 Demographic Profile Data for ZCTA5 86336 and Census Bureau 2010 Demographic Profile Data for ZCTA5 86351.

For the purpose of this article the “Sedona Area” comprises the incorprated area of the City of Sedona and the Village of Oak Creek. The City of Sedona data comes from the City of Sedona Status Report-City of Sedona Land Use and Population July 1, 2011, and the US Census Bureau 2010 Demographic Profile Data for ZCTA5 86336. The Village of Oak Creek data comes from the Census Bureau 2010 Demographic Profile Data for ZCTA5 86351.

I am often asked what “is the population of Sedona”. I always qualify the question, do you mean the incorporated City of Sedona or the Sedona area that includes the Village of Oak Creek. Since we are not too far past the 2010 census for the report I am relying on the 2010 census data. The City of Sedona report derives its basic data from the 2010 Census.

The City of Sedona report shows the total year round and seasonal population for 2011 at 11,721. The 2010 Census Bureau report shows the total population at 11,320. I think we can safely say that the City of Sedona population is right in the range of 11,500. The 2010 Census Bureau report shows the population for the Village of Oak Creek (ZCTA5 86351) at 6,349. Combining the two total figures, that puts the “Sedona Area” population in the 17,850 range. The Census Bureau report shows the median age for the Sedona area (ZCTA5 86336) at 56.6 years old and the median age for the Village of Oak Creek (ZCTA5 86351) at 59.2 years old.

The City of Sedona report shows a total population in 2000 at 11,084, using their number of 11,721 for 2011, there was only a 5% total population gain over 10 years, or .5% per year. The US Census showed the Village of Oak Creek population in 2000 at 5,697 with the number of 6,349 for 2010 for a 11.4% population gain over ten years or 1.14% per year.

The City of Sedona report states that there are 6,380 housing units in the City of Sedona, the Census Bureau report show 6,357. The Census Bureau report shows that there were 5,684 housing units in 2000. City of Sedona finaled building permits shows that there were 716 housing units built from 2000 through 2011 for a total of 6,400 housing units in the City of Sedona at the end of 2011. The City report estimated that when the city is built out there will be 8,934 total housing units. The City of Sedona is estimating, based on the last 5 years average number of housing units built, that there will be about 6,813 housing units in Sedona by the year 2020, an increase of 413 housing units, with an estimated total population of 12,524.

The Census Bureau 2000 report shows that in the Village of Oak Creek there were 3,392 housing units. The 2010 Census Bureau report shows that there are 4,192 housing units in the Village of Oak Creek, an increase of 800 units in 10 years. Using similar projections as used by the City of Sedona, there will be approximately 4,650 housing units in the Village of Oak Creek by the year 2020, with an estimated population of 7,000.
