Original shop built in 1970 was remodeled 4-5 years ago, turning it into the Guesthouse now. Footprint was not changed. There is no stove in the Guesthouse. In 2003, current owner installed a $30,000 drainage system. The 500 year flood plain that shows on the Sedona map has been addressed. The plans that were approved and permitted in or around 2003 for a commercial building included a drainage system for that very flood plain. It was designed and engineered by Sherpherd-Westnitzer, Inc. and the City of Sedona. Yavapai County shows this property is not in a flood plain.

It was the first project the owner completed. The commercial building permit expired but the drainage system permit was completed in 2003. The City of Sedona inspected each phase of the drainage system to its completion. In real time, it has been tested and it works!
